On properties in which we only perform "Tenant Placement" duties (find a tenant for the owner, no management responsibilities) we offer the following services:
- Assist the owner with determining the best market price for the property
- Execute tenant placement listing agreement
- Enter the property into the REALTORS multiple listing service
- Place the property on realtor.com and other internet listing services
- Place "For Rent" signage and place a lockbox on appropriate properties
- Screen and Pre-qualify tenant applicants
- Process applications, verify information, and obtain background checks
- Review information with owner for final decision on acceptance or rejection
- Prepare lease agreement for tenant's signature and appropriate deposits
Managed Properties: We perform the following services in addition to the above:
- Prepare and execute property management agreement with owner
- Place security deposits obtained from Tenants in escrow account
- Enforcement assistance of lease terms, including rent collection, property care, etc.
- Disburse owner authorized and funded payments for repairs, taxes, etc.
- Coordinate and monitor tenant repair requests
- Provide for 24 hour emergency repair service when required for the property
- Computerized monthly statements of property income and expenses
- Disburse rental proceeds to owner monthly
- Provide annual property income statements and IRS form 1099
- Conduct inspections and renewal of leases when appropriate
- Communicate with owners regarding issues relating to property and market
